About this role

Primary Purpose

Supervise and coordinate the daily activities of the District's HVAC and general maintenance operations to ensure district

facilities are safe, functional, comfortable, and properly maintained. Provide hands-on technical support, troubleshooting,

repair, preventive maintenance, and oversight of HVAC systems and related equipment. Assist with planning, organizing,

scheduling, and implementing maintenance, construction, and departmental operations.

Education/Certification:

  • High School Diploma or GED required.
  • Technical school, trade school, college, or university coursework in HVAC, refrigeration, mechanical systems, electrical systems, construction, or a related field preferred.
  • EPA Section 608 Universal Certification required or obtained within a designated period.
  • Valid driver's license and acceptable driving record.

Special Knowledge/Skills:

  • Knowledge of HVAC/R systems, mechanical systems, electrical components, controls, and refrigeration principles.
  • Knowledge of preventive maintenance practices and procedures.
  • Knowledge of safe work practices and applicable health and safety requirements.
  • Knowledge of HVAC troubleshooting methods and diagnostic equipment.
  • Knowledge of refrigerant handling and applicable federal requirements.
  • Knowledge of equipment inspection and maintenance procedures.
  • Skill in reading and interpreting blueprints, wiring diagrams, schematics, and equipment documentation.
  • Skill in using HVAC diagnostic equipment, meters, gauges, hand tools, and power tools.
  • Skill in identifying equipment problems and determining appropriate corrective action.
  • Strong organizational, communication, leadership, and interpersonal skills.
  • Ability to prioritize work orders and maintenance needs.
  • Ability to communicate effectively with employees, supervisors, campus administrators, contractors, vendors, and other district personnel.
  • Ability to work independently and make sound decisions regarding maintenance and repair needs.
  • Ability to train and provide direction to maintenance personnel.
  • Ability to follow written and verbal instructions.

Experience:

  • Minimum of two years of progressively responsible experience in HVAC/R service, maintenance, installation, or repair.
  • Experience diagnosing and repairing commercial and/or residential HVAC systems.
  • Experience with electrical and mechanical troubleshooting of HVAC equipment and components.
  • Experience with heating systems, air handlers, heat pumps, chillers, refrigeration systems, mini-splits, HVAC controls, and related equipment preferred.
  • Experience reading and interpreting HVAC wiring diagrams, schematics, and equipment documentation.
  • Previous experience leading, training, coordinating, or directing employees or work activities preferred.
  • School district, commercial facility, institutional, industrial, or multi-building maintenance experience preferred.

Essential Job Functions:

  • Supervise, assign, coordinate, and oversee HVAC and general maintenance work and ensure assignments are completed properly and timely.
  • Diagnose, troubleshoot, and repair malfunctions in various types of heating, ventilation, air conditioning, and refrigeration systems, including rooftop equipment.
  • Provide technical guidance and assistance to HVAC and maintenance personnel.
  • Inspect completed work to ensure repairs are performed correctly and areas are left clean and safe.
  • Install, replace, repair, and maintain HVAC systems, components, controls, thermostats, switches, motors, compressors, and related equipment.
  • Troubleshoot electrical and mechanical problems using meters, gauges, diagnostic tools, wiring diagrams, and schematics.
  • Wire and connect motors, compressors, temperature controls, humidity controls, and other HVAC components according to applicable schematics and specifications.
  • Maintain appropriate refrigerant records and documentation in accordance with federal requirements.
  • Develop, maintain, and monitor preventive maintenance schedules and procedures for HVAC equipment.
  • Inspect HVAC equipment and identify potential failures, repairs, replacement needs, and maintenance requirements.
  • Assist in determining when HVAC equipment should be repaired, replaced, upgraded, or modified.
  • Receive, prioritize, assign, monitor, and complete work orders.
  • Review maintenance needs and assist in determining required labor, materials, equipment, and estimated time for completion.
  • Select and order appropriate materials, parts, equipment, and supplies.
  • Maintain accurate records of materials, equipment, labor, work orders, and maintenance activities.
  • Maintain inventory of district-owned tools, equipment, parts, and materials.
  • Assist with maintaining appropriate stock levels of HVAC parts and maintenance supplies.
  • Work with campus principals, administrators, supervisors, contractors, and vendors to coordinate maintenance and repair activities.
  • Respond to HVAC and maintenance emergencies as needed.
  • Respond to after-hours emergencies as assigned.
  • Ensure HVAC and maintenance equipment is maintained in safe operating condition.
  • Train and provide guidance to HVAC and maintenance employees regarding equipment operation, troubleshooting, maintenance procedures, safety practices, and work expectations.
  • Assist with employee performance monitoring and provide feedback regarding work quality, productivity, safety, and completion of assigned work.
  • Assist with planning and coordinating HVAC projects, equipment installations, system modifications, and facility maintenance projects.
  • Assist in coordinating the transition of new or renovated facilities from contractors to District operations.
  • Assist with energy conservation efforts by monitoring HVAC operation, identifying opportunities for improved efficiency, and recommending cost-effective maintenance or equipment solutions.
  • Attend professional development activities to remain current with HVAC technology, controls, refrigerants, equipment, maintenance practices, and safety requirements.
  • Maintain dependable attendance and be available for emergency response when required.
  • Perform other duties as assigned by the supervisor or administrator consistent with the general requirements and qualifications of the position.
